Currently
the property comprises a detached 3 bedroom bungalow and
planning consent has been granted by South Bucks District
Council under Application No 10/00222/FUL for the construction
of 3 dormer windows, a pitched roof over the ground floor
extension and new parking and vehicular access.
Our
client is also including an additional area of land behind the
property - approximately 25 metres from the boundary shown on
the
location plan above.
This
consent will allow the creation of a very attractive chalet
home with 4 bedrooms, 3 bathrooms and 3 reception rooms.
Plans are available to inspect on our website or in our
office.
Our
client is shortly to submit a planning application for the
demolition of the property and its replacement which will be
sited further forward on the plot.
Hedgerley is a
delightful country village only a short drive of Gerrards
Cross, Farnham Common and Beaconsfield.

PLANNING
NOTES - Architects
& Planning Consultants STARR
KILLOCH ADAMS who obtained planning consent for the
extension and conversion have given brief
preliminary consideration to the potential of
this property being demolished and replaced and
they have commented as below.
"Edgewood
is situated within the Green Belt and is surrounded to
the West, North and East by an area of attractive
landscape as designated by the Local Planning Authority
and, as such, it is a sensitive location in planning
terms.
Whilst the outcome of a Planning Application for a new
replacement property on the site of Edgewood cannot be
guaranteed, it may be possible to achieve Planning
Permission for a new chalet style house on 2 floors
either in the same location or moved slightly forward on
the site in order to allow better garden space to the
rear of the property".
Please
feel free to contact Starr Killoch Adams if you wish to
discuss the matter further.
